Carpet Area — The Only Number That Matters

Built-Up Area
Built-up area = Carpet area + thickness of external and internal walls. This is what you legally own. Typically 10–20% more than carpet area, depending on wall thickness.

SBA = Built-up area + your share of common areas (lobby, staircase, corridor, amenity spaces). The "loading factor" ranges from 1.25x to 1.40x. A flat at 1,000 sq.ft. SBA may have only 700–800 sq.ft. of actual carpet area.
